An agreement for sale & purchase is a legally binding contract. If you sign it before seeking legal advice you may be stuck with terms that are not in your favour, that don't protect your interests and are difficult/impossible for you to comply with. It is always better to get specific advice before you sign the contract.

It is important to keep in mind that the processing periods for both can be up to 20 working days and so you should apply for pre-approval before signing an agreement for sale & purchase.

A LIM is a land information memorandum issued by the local authority. It contains important information specific to the property that could impact on your decision to purchase or not.
Sometimes a vendor or real estate agent offers purchasers a copy of a LIM that they obtained. It is preferable to obtain your own LIM as unless you have purchased it, the local authority will not be liable to you if relevant information has not been included on the LIM.
